Within the framework of cooperation with financial institutions, a program of targeted retail lending "Housing on credit" for the purchase of real estate in the primary market. Anyone can choose a financial institution and their lending option.

Target direction of the loan

Acquisition of residential and non-residential real estate in the primary market.*  

*implemented by UKRBUD corporation: the manager of the Construction Financing Fund (CFF) - Financial Company "Zhytlo-Capital" LLC or directly by the developer (hereinafter - the seller of real estate) in construction projects accredited by PJSC "CB" GLOBUS".

Acquisition of residential real estate in the primary market.

The subject of lending

Individuals receiving income as hired workers or as pensioners (including working pensioners) and individuals who receive income from their own business (as entrepreneurs), but are credited as individuals (the Borrower).
The Borrower and the Guarantor may be registered in a different region than the Loan Receipt Region.

Individuals who receive income as hired workers or as pensioners or as entrepreneurs, but are credited as individuals, notaries and seamen Requirements for credit institutions:

  1. Age of the Borrower from 21 to 65 years at the time of termination of the loan term.
  2. Minimum seniority at the last job:
    • For hired workers - from 3 months;
    • For notaries, seamen and individuals who receive income from their own business (as entrepreneurs), but are credited as individuals - from 12 months;
    • For pensioners - is not required.
  3. The minimum monthly income is UAH 3,723.00. (before taxation).
  4. Citizen of Ukraine (The guarantor may be a resident who is not a citizen of Ukraine or a non-resident citizen of Ukraine).

  • (Option 2) 12% for the first 5 years, 22% for after 15 years with 50% down payment.
Maximum loan amount (relative to collateral value)

Not more than 50% of the contract value of residential real estate in accordance with the agreement on participation in the Federal Property Fund (market value of the subject of security must be confirmed by the subject of valuation activities with which the bank cooperates).

  • (Option 1) 70% of the cost of property rights to real estate;
  • (Option 2) 50% of the cost of property rights to real estate.

Providing

Mortgage of property rights to real estate under a contract of participation in the Federal Property Fund with the subsequent conclusion of the agreement on amending the mortgage agreement of the property (apartment), after the introduction of the house into operation and registration of title documents for real estate; Compulsory financial guarantee of a spouse - in case the Borrower is married.

Insurance

Compulsory insurance is subject to subject of mortgage (after registration of the certificate of title to the object of construction (apartment) purchased at the expense of credit funds);
Insurance is performed exclusively in insurance companies approved by the Bank.

Annually from 0.25% of the value of the mortgage, life insurance of the borrower annually from 0.6% of the loan amount, from an accident annually from 0.45% of the loan amount.

List of documents required to provide credit funds
  1. Passport of a citizen of Ukraine/document confirming the right of permanent residence in Ukraine (for residents who are not Ukrainian citizens);
  2. Certificate on the assignment of the identification number/certificate on the assignment of the registration number of the taxpayer's registration card (this document is not provided by individuals who, because of their religious beliefs, refuse to accept the registration number of the taxpayer's registration card and have a note in the passport);
  3. Document confirming the Borrower's financial status: For individuals who receive income as hired employees - a statement of income for the last 6 months with monthly breakdown. (In the event of a doubt as to the reliability of the Borrower's income statement, a copy of the employment record may be required with the original stamp of the personnel department of the enterprise);
  4. Certificate of marriage/divorce or court decision if the Borrower is married;
  5. Documents confirming other income (if possible) and / or possession of property (including joint or partial ownership);
  6. In the case of availability of other loans (if necessary) - copies of current credit agreements valid at the time of the decision (with a schedule of payments, if the agreement provides for a schedule) and collateral agreements (not necessarily) with other banks and a certificate from the bank on the status and quality debt servicing;
  7. In the case of a Financial guarantee for the Borrower of an individual (employee) - documents on pp. 2-3 from the Guarantor, and the document according to clause 4.;
  8. Information letter about the parameters of the selected apartment and its value, etc.
  1. Passport of a citizen of Ukraine (including in the form of ID-card) of the Borrower and the Guarantor;
  2. Reference on the assignment of the identification number/registration number of the payer's tax card to the Borrower, the Guarantor (if any);
  3. A document confirming the financial condition of the Borrower and the Guarantor (if any);
  4. Certificate of marriage/dissolution of marriage, if the Borrower / Guarantor was / is married;
  5. Certificate of death or court decision on divorce - if there is a mark in the Borrower's Certificate on marriage and missing documents;
  6. Copy of the birth certificate of the child (children) (if available);
  7. A home purchase agreement or other document/agreement between the developer/owner of the property rights to the apartment and the borrower for the purchase/reservation of residential real estate (concluded between the Borrower and the alienator of housing for the purpose of construction (reconstruction) of the dwelling or the purchase of housing in the objects of unfinished construction).
Additional Services
  • Valuation of mortgaged property (apartment) is carried out by the accredited by the Bank by the subject of valuation activity. Implemented after registration of ownership of the property from 1200 UAH.
  • Notary's services. Provision of the contract of provision of one-time and additional if necessary from 2200 UAH.
  • State registration of termination of a mortgage in the State Register of real rights to real estate once, after the full fulfillment of obligations under a loan of 1500 UAH.
